Do you pull permits?

Concrete Driveway

How much does a concrete driveway cost in the Chicago suburbs?

It depends on the size of the drive, whether the old slab comes out, the thickness needed, and the finish. We measure on site and give you a free written price.

How soon can I drive on a new concrete driveway?

Walk on it after 24 hours and park a car after 7 days. Wait 28 days before heavy trucks or sealing.

Do I need a permit for a driveway in Illinois?

Nearly every village we serve requires one for replacement or widening. We file it and meet the inspector on site.

Concrete Patio

How much does a concrete patio cost in the Chicago suburbs?

Size and finish decide it. A broom finish is the plainest and least expensive, and stamped and colored work costs more. We measure the yard and put a free price in writing.

Is a concrete patio cheaper than pavers?

Usually, and by a wide margin. Pavers cost noticeably more per square foot installed. Stamped concrete gives a similar look with no joints for weeds and ants to work into.

Do I need a permit for a patio in Illinois?

Most DuPage and Cook villages do, because a patio counts toward your impervious-surface limit. We file the application and handle the inspection.

Concrete Repair & Resurfacing

Can my driveway be resurfaced instead of replaced?

If the slab is stable, sits on a solid base and its cracks are under a quarter inch, yes. If sections have settled or the surface crumbles deeper than half an inch, replace it.

How much does concrete resurfacing cost?

An overlay costs roughly half of tearing out and replacing the same slab, because the base and the disposal are already done. Area and surface condition set the exact figure.

Why is my concrete flaking and pitting?

That is spalling, almost always de-icing salt driving water into concrete that was never sealed. Road salt tracked off tires does the same along a driveway apron.

Concrete Steps & Sidewalks

What are the code riser and tread dimensions for concrete steps in Illinois?

Most villages follow the residential code: risers no taller than 7.75 inches, treads at least 10 inches deep, and under 0.375 inch variation between risers in a flight.

How much do concrete steps cost?

Steps are priced by the number of risers and the size of the landing, and the quote covers demolition, a frost footing, and railing sleeves. We measure before pricing.

Who is responsible for the sidewalk in front of my house?

The walk usually sits in the village right-of-way but the adjoining owner is responsible for its condition. Many DuPage and Cook villages run 50/50 cost-share programs.

Epoxy Garage Floors

How much does an epoxy garage floor cost near Chicago?

It follows the garage size and the coating system. Crack and spall repair on an older slab is quoted on top, once we have seen the floor and tested it for moisture.

How long does the garage need to be empty?

Three days. We grind and coat on day one, topcoat on day two, walk on it after 24 hours, and put vehicles back after 72.

What is hot-tire pickup?

Warm tires soften a weak coating and pull it off in patches when the car sits. It happens to floor paint and to epoxy over an acid-etched surface, not to a ground floor.
