Concrete Repair & Resurfacing

Crack routing and sealing, spall and edge patching, mudjacking, and bonded overlays that resurface a sound slab instead of replacing it.

Not every cracked slab needs to come out. Concrete fails in a handful of predictable ways in northern Illinois, and three of the four are repairable for a fraction of what replacement costs.

Surface spalling, the flaking that shows up first along a driveway apron, is salt damage; if the slab underneath is sound, a bonded polymer overlay puts a new wearing surface on it. Cracks under a quarter inch get routed to a clean V and filled with flexible polyurethane that moves with the slab. Settlement is a base problem rather than a concrete problem, so we lift those panels back to grade before any surface work.

Repair & Resurfacing questions

Can my driveway be resurfaced instead of replaced?

If the slab is stable, sits on a solid base and its cracks are under a quarter inch, yes. If sections have settled or the surface crumbles deeper than half an inch, replace it.

How much does concrete resurfacing cost?

An overlay costs roughly half of tearing out and replacing the same slab, because the base and the disposal are already done. Area and surface condition set the exact figure.

Why is my concrete flaking and pitting?

That is spalling, almost always de-icing salt driving water into concrete that was never sealed. Road salt tracked off tires does the same along a driveway apron.

Can you lift a sunken sidewalk or garage slab?

Yes. Mudjacking pumps a cement slurry under the slab and polyurethane foam does the same with lighter material. We price it by the section after seeing how far it has dropped.
